Aruma River Resort Rentals
To protect the landlords' property and ensure other guests' comfort and security, we put several terms and conditions into place. By making a reservation, you are acknowledging and accepting to adhere as directed below.
Failure to comply with the property policies or direction from onsite caretakers may result in all guests' immediate eviction, including non-refundable termination of your booking. Any bond may also be forfeited to cover additional labour/cleaning or associated charges.
The person booking the accommodation is accountable for the property and for making all guests and visitors aware of these conditions.
1. Payment Policy
Payment for the security deposit (ranging from $300-$500 per shack) and total accommodation cost will be taken thirty (30) days before arrival. The payment will be processed on the credit card used to make the booking. No surcharge applies to card payments. If payment has been made to a third party, only the security deposit may be charged.
Should the resort be unable to process payment, the booking organiser will be contacted via email and requested to provide an alternative payment method for payment requirements to be fulfilled; the organiser must complete this request within 24hrs of notification.
Unsuccessful payment on the second attempt will result in the complete cancellation of the reservation.
2. Cancellation Policy
All reservations are subject to a thirty (30) day cancellation period.
The original booking organiser must request cancellation in writing to firstname.lastname@example.org or process via the actual booking site used, i.e. Booking.com. The resort will not process verbal cancellation requests.
Cancellation within 30 days of arrival will incur the total cost of the initial reservation. The forfeited amount will not be credited. Security deposits for cancelled reservations will be refunded in full.
3. Security Deposit (Bond)
A security deposit is taken as part of the booking process to cover any damage to the property. The Landlord reserves the right to withhold this bond to pay for any malicious property damage, accidental damage, additional cleaning, or theft. Unclaimed Bonds will be returned within ten (10) working days of departure on the property's satisfactory return to onsite caretakers. The bond amount depends on the house booked; $500 for Aruma 3 & 4, $300 for all other homes.
4. About your Stay
Check-in is facilitated by our onsite caretaking team between 3 pm and 7 pm daily. The caretaking team can assist with later check-in arrangements, provided 48hrs notice via the contact details supplied in the pre-stay email.
Check-Out is before 11 am.
5. General Policies
No Pets - A non-negotiable strict no pets' policy is required by our landlords for their rental shacks and encompassed resort grounds.
No Party - The resort is promoted towards "family style" holidays and staycations. We emphasise that our homes are not suitable for parties or excessive noise. Our no party policy does not permit unregistered guests from being onsite after 11 pm and no excessive music. Guests that cause distress, nuisance or annoyance to neighbours will risk having their booking terminated immediately. After 11 pm, If noise should be heard by adjoining properties and a caretaker must enforce the no party policy, a call out fee will apply, and guests will be further placed at risk of eviction. Refusal to vacate on termination of booking can result in the team contacting local authorities.
No Camping - No camping, swags or caravanning is permitted at the resort.
No Smoking - All shacks are non-smoking, and the resort may withhold the bond if the caretakers suspect that a guest may have been smoking in the accommodation or other designated no-smoking areas.
Unregistered Guests - Authorised to act on behalf of the Landlords, the caretakers can restrict the number of or request any unregistered guests to disperse within the property and encompassed grounds. This will occur when the number is deemed unsafe, unruly, or reasonably assumed to impact other paying patrons/owners' enjoyment. The caretakers will notify the primary shack contact when this occurs.
Limited Vessel Space - Mooring space is limited at the resort and becomes a high-density area during high demand periods (such as school holidays, public holiday weekends). In fairness to other patrons and shack owners, one boat is permitted per shack. Additional space allowed upon request and written confirmation from the bookings team has been received within the thirty (30) days before arrival.
On arrival, the guest's responsibility is to report any issues with the property's cleanliness to the onsite caretaker for rectification/review. The property must be left in a neat and tidy condition on departure, and the bond may be used to offset any excessive cleaning fees. Shacks are not serviced during your stay so you may need to bring additional items such as toilet paper, tea towels and beach towels
7. Booking Guarantee
Should the resort be unable to provide the facilities reserved due to circumstances beyond their control, you may make no further claim than the entitlement to a full refund of any deposits paid. The resort will endeavour to provide the agent, booker or guest with reasonable notice or alternative accommodation option within the resort for consideration when available.
8. Lost Property
The resort does not accept responsibility for damage or loss of equipment, merchandise or other property left on the premises before, during and after the rental. The resort recommends that guests always carry their valuables and suggest arranging an independent insurance policy to cover such damages and losses.
The resort and the Landlord assume no responsibility for death, injury or illness sustained by any person from a visit to Aruma River Resort.
